Policies
Occupancy
All our rates are based on double occupancy and include breakfast and afternoon treats. Additional guests may be accommodated in our suites at a cost of $55.00 per person per night. State and local tax is additional. A 3-night minimum stay may be required on some holiday weekends, and a 2-night minimum stay is required during the summer season and on select weekends throughout the year. Please contact the Inn directly in the event a single night stay may be available.
Please do not bring visiting friends or relatives who are not registered guests into the Inn without the express consent of the Innkeeper.
Air mattresses are not allowed, and we do not have roll-away cots.
Children/Infants
Children over the age of 10 are welcome. The Inn at the Oaks is not suitable for infants or children under the age of 10 and cannot be accommodated. There are no exceptions. If you show up with an infant or child under 10 you will unfortunately be turned away and your reservation will be forfeited.
Pets
The Inn at the Oaks has 4 pet friendly rooms. These rooms are the Garden Room, Sail Loft Suite, Beachcomber Suite and Lighthouse Suite. Please visit our Dog Friendly Policy Page for more information.
Deposits
For direct bookings and third-party bookings: 3 nights or less must be paid in full at the time of booking. For stays longer than 3 nights, 50% of the lodging total must be paid at the time of booking with the balance due being automatically charged to the credit card on file 14 days before arrival. Reservations made within 14 days of arrival must be paid in full at the time of booking. Guests booking through an on-line travel agent must pay in full at the time of booking.
Cancellations
We are a small inn; therefore, cancellations affect us greatly. Please read the information below carefully.
For reservations that are booked directly with the Inn:
If we receive your cancellation notice via phone or email at least 14 days before your arrival date you will be refunded your deposit minus a $50 processing fee. To avoid the $50 processing fee, you may move your reservation out to another date within one year of the original booking date. Please note that higher rates may be applied based on room selection and seasonal pricing.
If you need to cancel within two weeks of your arrival, your reservation will only be refunded if we are able to re-book your room for the entire stay that was booked, and a $50 cancellation processing fee will still apply.
For reservations made through travel partners and third parties:
- Reservations booked through an online travel partner may be canceled and refunded with more than 30 days’ notice prior to your arrival date. Third-party cancellations with less than 30 days’ notice are non-refundable.
Please consider purchasing travel insurance if you are concerned about protecting yourself from an occurrence that might cause you a late cancellation.
- We will not issue a gift certificate for cancellations.
- Early departures are regarded as cancellations and are non-refundable.
- “No shows” are non-refundable.
Check-In
Check-In is between 3:00 and 7:00 PM.
If you are going to arrive later than 7:00 PM please contact the Inn directly at 508-255-1886 so we can prepare your room for a late arrival and explain our late check-in procedure. Guests arriving after hours will find an envelope attached to the front door with a welcome letter, your room key, and directions to your room.
Check-Out
Check-Out is 11:00 AM.
A late check-out may be available at a fee of $50 per hour. Please check with the front desk if you would like a late check-out. Late check-outs are at the sole discretion of the Innkeeper based on incoming arrivals.
Smoking
The Inn at the Oaks is a completely smoke-free environment. Smoking is not allowed indoors or in any areas of the outdoor property which includes all porches, decks, gardens, driveways, and the fire pit. This includes cigarettes, e-cigarettes, marijuana, pipes, or cigars. Anyone caught smoking in their room will be charged a $300 cleaning fee to the credit card on file and may be asked to leave the premises.
Candles
The burning of candles and/or incense is strictly prohibited. If you would like a battery-operated candle for your room, please see the front desk.
Adult Beverages
The Inn at the Oaks is a BYOB facility. We provide wine glasses, bottle openers, champagne flutes and ice buckets for your use. We do have an ice machine. Guests may use the mini fridge in the main dining room to keep beverages cold if they are not staying in a suite. All suites have a mini fridge. You may consume alcoholic beverages in your room, or in any of the indoor or outdoor common areas. Please drink responsibly.
Quiet Hours
For the comfort of all guests, the Inn at the Oaks observes quiet hours from 10:00 PM to 8:00 AM.
Damages/Damage Fees
Guests are responsible for any damages or theft. You may be charged for such things as abuse, damage above normal wear and tear, pet damage or theft. In the rare event that a room or its contents are damaged due to extreme guest negligence or evidence of smoking in the room, we may access a damage/cleaning fee not to exceed $500 and/or a replacement charge not to exceed $1000.
Notice to Guests
This property is privately owned, and the innkeeper/owners reserve the right to refuse service to anyone and will not be responsible for accidents or injury to guests or loss of money, jewelry, or valuables of any kind.
We will not be responsible for items left in your room. Please check your room thoroughly for personal items before leaving as there will be a charge of $20.00 plus postage for all items that need to be shipped back to guests.
